Rough note value estimator

Enter your note's numbers and a yield to test. The tool works out what the remaining payments are worth at that yield. Nothing is sent until you submit a review request.

How to read this

This is a rough estimate based only on the numbers you enter. It is not an offer, an appraisal, or a statement of market rates. Real offers depend on payment history, the property, the borrower, the paperwork and buyer demand, and they can be higher or lower. The yield is a number you pick to see how the value changes. We don't suggest one.

How it works

  1. Tell us about the note

Four quick questions, then a few optional details. No documents or sensitive numbers.

  2. Your note gets reviewed

With your consent, your request goes to our affiliate, who looks at whether the note fits buyers and what they'd want to see.

  3. Compare and decide

If there's interest, compare the full terms: price, timing, conditions, full or partial. Selling is always your choice.

What affects a note's value

  • Payment history: how long and how reliably the borrower has paid
  • Equity: the property's value compared with what's owed
  • Rate and time left: the size and length of the payment stream
  • Lien position: first lien or second
  • The borrower: credit and stability
  • Paperwork: complete, signed and recorded

Questions people ask

Do you buy notes?

No. CashForMyNote.com is an information and referral site. If you request a review and give consent, we share your request with our affiliate so note buyers can look at your note. You decide whether to accept any offer.

What is my note worth?

Usually the present value of the payments still owed, at a yield a buyer finds acceptable for the risk. That's often below the unpaid balance. Try the estimator above with your own numbers, then request a review for real offers.

Can I sell just part of my payments?

Often, yes. In a partial sale, a buyer purchases a set number of upcoming payments and the rest come back to you. Mention it in your request.

What information do I need to start?

Just the basics: note type, property state, approximate balance and payment status. More detail (rate, payment, time left) helps. Never send Social Security or account numbers through the form.

Is there any obligation?

No. Requesting a review doesn't commit you to sell. You can stop at any point.

How long does a note sale take?

It depends on the note, the paperwork and the buyer's checks. We don't promise a timeline. Having your documents ready helps.

What is a note broker?

A note broker connects people who hold notes with investors who buy them. The broker gathers the details, shows the note to buyers who fit, and helps you compare offers. Brokers usually don't buy the note themselves.

Who will contact me?
